Director of Technical Services - Group and Corporate

About the job

The objective of the role is to represent the Technical Services Department in the design, construction and handover of new properties to be managed by Jumeirah Group.

 
Main Duties and Responsibilities:
 
  • To establish and review the Hotel’s brief and space allocation requirements.
  • Where appropriate assist with the selection of consultants and professionals for the owner’s development team.
  • Prepare area programmes to assist the owner’s team with the project planning.
  • Attend coordination meetings with the Owner’s architects, interior designers, engineers and consultants as required.
  • Provide the Owner with the relevant Jumeirah Design Guidelines and related documents.
  • Review and comment on preliminary Project concepts and any amendments with regards to:
    • Master planning, Site infrastructure, (including buildings, roads, landscaping, car parks); Basements, public area floor plans, room and suite layouts, Serviced Apartment designs, Back-of-house plans and preliminary architectural and technical specifications.
  • Co-ordinate with the design team to review and comment on Interior design preliminary and detailed documents including schemes of decoration for all rooms, suites and public areas including lobby and hotel shops, restaurants, bars, conference, facilities and ballrooms, public areas, swimming pool areas, indoor signage, furniture and equipment designs.
  • With the assistance of the relevant Jumeirah Technical Experts review and comment on the project documentation supplied in relation to the following disciplines (Comments will relate to compliance with Jumeirah Design Guidelines, Brand Standards, Best Practices and any applicable International Standards):
    • Space allocation and organization of various premises of the hotel.
    • Architectural, interior design and landscaping plans and specifications.
    • Kitchen designs and proposed kitchen equipment.
    • Laundry facilities and equipment.
    • Building facade and high access cleaning and maintenance proposals.
    • HVAC, electrical, mechanical and plumbing installations.
    • Life, safety systems.
    • IT installations.
    • Security Installations.
  • Provide ongoing liaison with Owner / Developer and key Consultants for coordination and guidance in the interpretation and clarification of operational requirements and Jumeirah standards.
  • Obtain ongoing input from Jumeirah Technical Experts as required.
  • Co-ordinate mock up room and interior design reviews as per the interior design process.
  • Review and comment on value engineering proposals submitted by owner’s team.
  • Conduct regular progress inspections during construction phase relating to life safety, MEP, general construction quality and compliance with Jumeirah Guidelines. Technical services report submitted on findings.
  • During handover of the project key duties include:
    • Prioritize areas for handover.
    • Snagging and defects reporting.
    • Review handover documentation including statutory permits, completion certificates, O&M manuals, as built drawings etc.
    • Acceptance of the project from the owner’s team.
    • Compile formal handover report from Technical Services to Hotel Operations.
  • Establish and maintain communication system to provide timely and on-going project status reports to the Group Director of Technical Services.
  • Establish and monitor record keeping procedures for all documents received and issued for the project.
  • Ensure that all meetings attended are properly recorded and maintained.
  • Compile a comprehensive deviations report highlighting areas of the project that do not comply with Jumeirah Design Guidelines, Brand Standards or applicable international standards.

In order to be considered you must have the following qualifications and competencies:

 
  • High School Certificate ‘O’ Level ‘A’ Level or equivalent
  • Minimum HNC / HND or Degree in Project Management or building engineering/services
  • Minimum 10 years experience in related project management
  • Minimum 5 years supervisory management experience
  • Minimum 5 years experience in a similar position
  • Ability to manage multiple projects concurrently. Proven planning, estimating and project delivery skills. People management skills.
  • Able to manage frequent travel.
  • Able to communicate technical information to non-technical audiences
  • Proficient with MS suite of documents
  • Desirable - Arabic speaking advantageous in Gulf region
  • Ability to communicate with people at all levels of the organisation
  • Ability to work under pressure and meet deadlines in a fast-paced, high volume environment
  • Flexible, adaptable and diplomatic
  • Demonstrate initiative and creativity
  • Good organisational skills
