Functions as the Strategic Business Leader of the hotel’s Engineering department. Position has overall responsibility for building and plant maintenance and protection, grounds landscaping and maintenance, guest and associate satisfaction, and the financial performance of the department. Position oversees the development and implementation of departmental strategies and ensures implementation of the brand service strategy and brand initiatives. The position ensures engineering operations meets the brand’s target customer needs, ensures associate satisfaction and maximizes the financial performance of the department. As a property manager, develops and implements hotel-wide strategies that deliver products and services to meet or exceed the needs and expectations of the brand’s target customer and property associates. Ensures long term asset protection and effectively manages capital expenditures to maximize the return on investment to the owner and White Lodging.
• Know the White Lodging Way for Engineering, housekeeping, and food service operations
• Know the safety and security standards for White Lodging properties and employees
• Consistently support and execute White Lodging programs, policies, standards, and procedures
• Effectively motivate and train existing and new employees in the White Lodging Way of Engineering Operations
• Communicates timely, clearly, and effectively to all stakeholders
• Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, plans, and conclusions
• Ensure the hotel’s maintenance and upkeep standards meet White Lodging Way, Brand, and Guest standards
• Proactively follow specific departmental procedures in performing repair, maintenance, alteration, and installation work in a safe and neat manner
• Comply with the latest insurance, local county, state and federal government codes, laws, and requirements
• Determine defects, troubleshoot malfunctions, take necessary corrective action, and record same following specific departmental procedures
• Have knowledge of property, staff, and services with hours of operation
• Initiate training of new department associates on equipment and the daily functions of the hotel
• Identify and schedule repairing all mechanical failure to include repair of appliances, HVAC, electrical or plumbing; follow through of procedures on equipment maintenance where applicable as directed by management
• Responsible for operating various hand and power tools in a safe manner
• Function as a member of the emergency organization team and become an expert on life safety system
• Responsible for completion of preventive maintenance programs on guest rooms and equipment
• Maintain positive public relations and a pleasant attitude with all guests and associates
• Delegate, supervise, and participate in all preventive and general maintenance programs by maintaining a room’s maintenance strategy, scheduling preventive maintenance
• Coordinate the operation and maintenance of all interior and exterior structural fixtures and mechanical equipment to coincide with brand standards
• Assist in the coordination and supervision of all contracted capital projects
• Ensure all guests’ complaints are handled with extreme courtesy and promptness
• Ensure work assignments are completed with no rework and with little to no supervision
• Follow up is a must and pertinent information should be passed on consistently in pass down logs and on white boards
• Maintain a clean and organized work area and return tools to their proper place
• Ensure department training, self-development, and running the department to its fullest potential
• Review and evaluate utility reports with input on energy conservation
• Coordinate preventative maintenance system according to SOP’s
• Monitor and perform test systems as necessary, be fully informed of the system operation and handle emergencies involving the systems
• Have a working knowledge of fire sprinkler and emergency power systems
• Observe energy and utilities usage in the resort and on the grounds
• Look for ways to conserve energy and report any ideas to the Engineering Management
• Be available for emergencies and act in an engineering capacity to protect our guests and associates, and preserve the building and its systems during the emergency.
• Act as quickly and responsibly as possible to return the building to its normal operating status following emergencies
• Read, log, track, and interpret readings from meters, gauges, and other measuring units
• Maintain a thorough log of each day’s activities and problems and ensure this information is passed on to other shifts
• Maintain the White Lodging Way calendar for success and communicate such and submit copy to RDOE
• Respond to work orders and requests, and document all work in the defect log
• Participate in a weekly property walk through and identified deficiencies within an appropriate time
• Complete weekly ENG/General Manager accountability review; submit copy to RDOE
• Communicate regularly as needed with Regional Director of Engineering
• Assume the responsibilities of the General Manager in his/her absence as part of the property MOD program
• Strong Microsoft Office skills (Word and Excel – Outlook a plus)
• Demonstrated ability to effectively communicate and teach engineering best practices to hotel management and property operations staff
• Competent in the use of computer based systems, including PMworks
• Familiarity with White Lodging accounting, CAPEX, contract, and property management systems a plus
• Excellent at managing priorities, heavy workloads, and substantial job related task
• Ability to listen, and to actively comprehend what others are saying
• Possess the ability to read and use blueprints, diagrams, operations manuals and manufacturer’s specifications
• Certified Pool Operator or able to be certified within six months
• Must have the ability to lead/supervise a minimum staff of 2
• Ability to work in a team environment and interact with all levels of organization
• Excellent organizational skills in order to manage multiple project priorities simultaneously and function well under pressure
• Progressive experience in hospitality Engineering or Facility Management, with at least three years of experience as a Maintenance Engineer in a White Lodging Select Service hotel
• Two 2 years of college or trade school equivalent in a mechanical, electrical, and/or technical disciplines a plus
• Minimum of combined 5 years’ experience in a related field of expertise and hotel experience in the engineering discipline
