Summary: The Groundsperson works in a team format to maintain clean, attractive, groomed, and safe grounds throughout Twin Farms property. Groundspersons also work closely with a variety of departments in attending to guest needs- including shuttling guests to/fro transportation or activity points, moving luggage, and physically arranging accommodations according to guest specifications. Essential Functions: * Safely operate light equipment/machinery and basic hand tools including- trimmers, power brooms, spreaders, leaf blowers, mowers, chainsaws, skid steers, tractors, and snow machines. * Clear and manage snow and ice through operation of sander/spreader, snowplow, and snow blower and use of broom and hand shovel. * Assist in maintenance and care of lawns through use of rotary mowers and trimmers/edgers. Keep the borders, thoroughfares, and footpaths neat, clear, and free from debris and hazards at all times. * Assist in numerous gardening duties with minimum supervision, including: soil cultivation, digging, mulching, watering, raking, weeding, edging, pruning, bed preparation and planting. * Assist in maintaining safe and clear hiking, downhill, and x- country trails along with picnic sites. * Police grounds, accommodations, and vehicles for presentation/cleanliness, safety, and security. * Assist trucks with loading/unloading/distribution of various materials. * Assist in ensuring that all grounds vehicles, equipment, supplies, machinery, and buildings are secure at end of shift. * Pick up and distribute morning newspapers. * Collect departments' garbage and recycling and stow in appropriate receptacles for hauling. * Sort, stack, and distribute firewood and kindling. * Restock firewood and kindling- particularly in common area fireplace; set fireplaces; assist grounds crew with firewood sorting, stacking and distributing. * Collect and clear fireplace ash from all ash buckets. * Assist in keeping work areas, storage shop, and yard areas clean and organized. * Assist in ensuring that all grounds vehicles, equipment, supplies, machinery, and buildings are secured at end of shift. * Assist in keeping work areas, storage shop, and yard areas clean and organized. * Assist with detailing of guest vehicles (and Twin Farms' vehicles) as needed. * Maintain a pro-active hazard awareness; report any identified hazards to supervisor and team. * Ensure proper use of PPE (personal protection equipment) per job requirement and observe appropriate care, maintenance, and storage of PPE. * Assist with maintaining equipment in proper working order and perform routine maintenance check of equipment including- observing damage, oil & fuel level, etc. * Drive locally to source and/or pick-up materials supplies. * Conduct water/wastewater checks in the absence of the Maintenance Supervisor- checking pumps, ensuring hot tubs are full and operating properly. * Water interior and greenhouse plants throughout Twin Farms property. * Assist other departments as needed and perform any other duties assigned by supervisor. Knowledge, Skills and Abilities: * Ability to push, pull, and position tools, equipment, and material weighing in excess of 100 lbs. * Ability to perform regular lifting of loads up to 40 lbs at shoulder height and occasional lifting of loads weighing up to 50 pounds. * Ability to work on smooth/uneven surfaces and under varying climates- (i.e. snow, ice, & rain). * Ability to work from ladders and raised surfaces at heights up to 15 feet. * Ability to make sound independent decisions in a safe manner consistent with the essential job functions, policies, and procedures. * Requires clear and open communication skills with team members and guests- including ability to understand and adapt to information in a manner consistent with the essential job functions. * Familiar with fundamentals in safe operation of various equipment and vehicles. * Able to establish, maintain, and follow through on priorities despite frequent interruptions, changes, and unexpected stresses; can motivate to work independently as well part of a team. * Skilled in presenting a customer oriented disposition with a professional, positive, and proactive attitude that anticipates and serves guest needs in strict adherence to confidentiality. * Must maintain a familiarity with a range of basic hand tools. * Able to react quickly to changing demands and prove resourceful in taking on challenges. * Able to maintain flexibility with work schedule and demonstrate a sincere level of reliability- including being available to open or close the property, and work weekends/holiday periods. Education/Training: * Possession of a valid driver's license and a clean driving record. * Minimum of a High School, vocational, or equivalency degree. * OSHA General Industry certification preferred. Working Conditions: * Tasks often conducted in a physical, fast-paced environment with ever-changing demands. * Work sometimes involves prolonged standing, sitting, crouching and/or stooping. * Activity is on feet with continuous walking and standing; includes frequent lifting of light loads- occasional lifting extremes can be up to 50lbs at shoulder height. * Work involves close collaboration with a team as well as staff from other departments. * Shift hours are typically long with weekend and holiday attendance most always necessary. * Occasional shifts fall outside regularly scheduled hours- available for emergency and/or to cover staffing needs.
