Portfolio Director
About the Role: This role will be responsible for WeWork top-line revenue in a territory, containing 25-40 buildings across multiple cities or markets and acting as a strategic go-to-market leader and revenue problem solver for the territory. This management role is also responsible for leading a team of 20-30 salespeople. Primary responsibilities include:
Direct Sales, including:
- Executing largest deals across the territory, acting as a player-coach
- Leading weekly pipeline review meetings within territory
- Serve as point of escalation for deals
- Partner with agency brokers on news sales of large skus
Content Expertise, including:
- Community: strong relationships with brokers and major players, current major members and potential members, has lived and worked in market/territory for some time. Act as a strong strategic partner to the Area Director
- Territory: extensive knowledge of territory, players in territory, competition and levers to pull to improve WeWork standing in market
- Portfolio: understanding of health of portfolios and areas to improve performance
- Product: firm grasp on the product and understanding of how it differs from others in territory
- Deal structure: proactively proposing new, creative deal structures to secure deals that are in-line with WeWork’s business objectives
Management, including:
- Managing and supporting 20-30 salespeople across multiple markets; holding accountable to direct sales in building
- Facilitating team growth and performance. Making educated decisions on employee career pathing
- Ensuring teams have expert knowledge of buildings and understanding of market
Market Strategy, including:
- Presenting key health metrics and areas of opportunity to executive leadership
- Ensuring WeWork is a thought leader within the real estate industry in territory
- Working closely with marketing to create buzz to drive pipeline
- Maintaining and growing strong relationship with RE and broker community
Qualifications & Experience:
- 7+ years full cycle quota carrying direct sales experience or equivalent combination of education and experience
- Experience in a commercial real estate setting
- Deep understanding of real estate markets in territory and possesses deep broker relationships
- 5+ years managing sales teams of 10 or more preferred
- Multiple years experience working on 30k sq ft real estate transactions or greater preferred
- Multiple years experience selling $10M+ of MRR across renewals and new sales preferred
- Strong presence – ability to present to C-Suite executives
- Teamwork, cooperation, ability to take direction and develop others
- Deep understanding of building economics and lease underwriting
