    Project Development Essential Duties and Responsibilities: • Identifying and evaluating economically viable new hotel projects for hotel management contracts as well as new hotel investment projects. • Negotiating with local governments, owners and Joint Venture partners for management contracts as well as new hotel investment projects in Asia/China/SEA. • Conducting market feasibility studies, financial feasibility studies and investment analysis for all new hotel projects in China/Asia/SEA for hotel owner. • Negotiating and concluding management contracts and hotel pre-opening technical consulting contracts as well as sales & marketing agreements with developers, owners and joint venture partners. • Working with legal and finance department to prepare and draft management contracts, hotel pre-opening technical consulting contracts and sales & marketing agreements. • Setting development strategies and city targets for development growth in China. • Assist and facilitate negotiations with local government for land purchase. • Local government relationship development. • Hotel master planning and area program specification in line with development team and owner/developer. • Hotel pre-opening budget estimation. • Making 10 year projections with land and construction cost investment down to ROI analysis for various room key scenarios. • Recommending and presenting best ROI scenario to owner with maximum GFA utilization budget figures and cost analysis. • Coordinating with relevant departments and owner’s project team to ensure the project is progressing smoothly. • Keeps abreast of management contract formulas and practices of competitors to always be able to offer best competitive fee structure. Represent as “brand ambassador” at all times and ensures brand integrity and clarity and company’s culture is always maintained.     Resort Hotel Management
    My services would incorporate personal on-site management presence. With vast knowledge and expertise in actively managing the day to day operations with a hands-on approach.
    For new resort hotels, services would commence from pre¬-opening general management. During the pre-opening period I will formulate and implement the opening countdown program, leading the management team into soft-opening stages and then onto full operation mode. My experience in this field has evolved from several, previous development or pre-opening projects.

    As a consultant or business adviser, able to undertake a wide variety of short term assignments and tailor-make my services to suit owner needs; these may involve identifying and resolving problems, providing feedback, advice, training or performance audit, and may cover any hotel business aspects from concepts to pricing to marketing communications.
    Resort Hotel Asset Management
    Services bridge the gap between the owner and the management, providing oversight of operations and physical assets. The aim is to achieve substantial and sustainable improvement in cash flow, and capitalize on opportunities to add real estate value. My ability to get to the core of the issues through an intense listening process and knowledgeable discussions enable me to package a cost-effective and tailor-made solution for each unique circumstance and property.
    Having determined the owner’s objectives and assuming the asset has been purchased, i will provide a plan that unlocks value while monitoring operating performance, a plan that suits the owner’s or investor’s unique objectives, possibly geared towards a successful asset sale and exit.
    Cash flow Enhancement
    I work with the stakeholders and the management team in implementing an improvement program in resort services levels, standards, concepts and business strategies.
    Evaluate present performance and analyse what is being done well and what needs to be improved, be it a long term business relationship providing ongoing management, or a one-off review and advice for the best way forward, my services can be tailor-made to meet owner requirements.
    Project Development
    Advise owner on how to avoid the pitfalls that have caused other resort projects to fall short of fulfilling their full potential, while maximizing future ROI for their resort project.
    At the initial stage, I could help define the business concepts, conduct a market and feasibility study, input on all design aspects, provide a road map and the initial business plan for the way forward.
    For the pre-opening period able to assist formulate the opening program, guide the resort into full operation, either as an adviser on a short term consulting basis, or as the appointed management in charge on a long term contract.
