POSITION SUMMARY

This is an entry level role which requires an aptitude to understand the lodging industry, as well as the basic real estate finance fundamentals used in the analysis of existing and proposed hotel projects. As a member of the CALA Feasibility & Development Planning team, the Analyst is responsible for conducting research on the Latin America and Caribbean hotel markets, as well as preparing financial analysis to evaluate these markets to determine the potential for Marriott lodging development or acquisition opportunities. As part of the Feasibility & Development Planning team, the Analyst supports the Development, Finance, Brand, and Operations organizations.

EXPECTED CONTRIBUTIONS

  • Maintain current knowledge of Marriott’s lodging products and development goals, including relevant KPIs for the Feasibility and Development teams.
  • Support more senior Feasibility associates in pre-screening markets and specific development opportunities.
  • Assist in regional and global research and data collection/analysis (as needed) and maintain internal databases.
  • Monitor and analyze relevant lodging and tourism trends from various internal and external tools and resources.
  • Prepare feasibility studies for all Marriott lodging products including:
    • Gathering relevant market information to assist in financial analysis and project underwriting.
    • Assessing the appropriateness of potential hotel sites and opportunities for converting existing hotels to MI brands.
    • Analyzing market information and forecasting key operating statistics for existing and proposed hotel and branded residential projects.
    • Reviewing and interpreting hotel financial statements (profit and loss statements, operating budgets, capital plans) for the purposes of performing quantitative analyses and benchmarking exercises.
    • Documenting project findings and conclusions.
    • Interfacing with Marriott personnel in Development, Brand, Operations, and Development Finance, as necessary.
  • Assist more senior associates with special analyses/research projects.


CANDIDATE PROFILE

Key Talents and Experience

  • Competency in all Microsoft Office applications.
  • Language skills: English and Spanish (written and spoken fluency); Portuguese (fluency is a plus, but not required).
  • Ideal candidate to have experience in modeling, data analytics, and/or knowledge of a programming language.
  • Strong analytical, communication, and interpersonal skills. 
  • Internships or other positions within hotel operations, real estate finance, or data analytics preferred.
  • Team-oriented candidate with a positive attitude and strong sense of initiative and collaboration.
  • Well-organized and detail-oriented candidate, with an ability to effectively multi-task on various projects.
  • Flexibility and willingness to adjust priorities in response to tight deadlines/changing circumstances, when required.
  • Ability to travel nationally and internationally for fieldwork, as necessary.


Education and Professional Certification

Bachelor’s Degree (with preferred concentration/focus in Hotel Management, Business Administration, Real Estate and/or Finance).
