About This Role

This person will lead all Global Procurement activities for Product and Operations.  This person will lead the Global Procurement strategy in addition to overseeing Procurement by directly leading a team of procurement specialists for the Americas region. This role will provide leadership to the Regional Heads of Procurement in EMEA and Pacific and their respective teams .  This position will drive the transformation of how WeWork will operate in the future and ensure we build a scalable and measurable procurement operation to adequately support both the development of new assets and the operation of the existing fleet of assets in both the procurement of Capex and Opex. A successful candidate will demonstrate a deep understanding of indirect procurement, direct procurement, inventory management, and logistics in a construction environment.  This individual will have a demonstrable track record in achieving and measuring cost savings and cost avoidance. This senior leader will transform procurement processes and execution across the business and be responsible for development supplier strategy and senior relationships within the supply chain and industry.  This individual must be experienced in deploying procurement practices by using a combination of in-house and external resources and adept at leading and developing teams that are geographically dispersed. 

 

  • Responsibilities:

    • Global Procurement owner for sourced materials and services – Direct and Indirect spend

    • Develop Global product supply chain strategies to meet pipeline volume and schedule and make recommendation on best option for  (i) Specify, (ii) Specify & Source, (iii) Specify, Source, and Buy within region

    • Implement vendor cost and quality tracking mechanisms to measure cost reduction, value creation, and efficiencies in process and quality improvements

    • Lead the development of a reliable network of vendors and consultants on a Global, National, and Local basis that aligns to the various requirements of the company across all Capex and Opex Cost Centers

    • Research, source, negotiate, fee structures, rate books and execute contracts with vendors, contractors/consultants  to meet annual KPI + delivery objectives 

    • Complete Cost impact analysis with a strong focus on Total Acquisition Cost

    • Transform sourcing and supply chain management to outsourcing and JIT delivery with limited or no reliance on warehousing or existing inventory

    • Develop and deploy software for tracking and unification of data and reporting in addition to implementing transformational technology systems and processes across the business

    • Responsible for developing a sourcing plan to identify, pre-qualify, and negotiate commercial terms/MSA’s with Contractors/Consultant services; assessing experience and fit-for WeWork brand, culture and business goals

    • Work with corporate legal to develop commercial terms to minimize risk and create enhanced contract terms for WeWork 

    • Create and deploy an SRM relationship model with the Contractors, Consultants, Suppliers, to continually enhance working practices, more open collaboration and lead continuous improvement initiatives

    • Establish  KPI/SLA targets +  metrics to formalize assessment and reporting of Contractor, Consultant, Supplier performance as well as establish goals and metrics to track the success of implemented process solutions and continually evaluate and adjust as necessary

    • Establish and lead commodity teams for products and services; serve as lead negotiator and primary point of contact for suppliers within a given region

    • Coordinate the review of proposed contracts with respect to financial terms; incorporate Terms; intellectual property rights; service terms; WeWork liability; and conformance to WeWork policies and applicable legal guidelines. Seek expert opinions and internal consult as necessary

    • Evaluate financial and operational (personnel or process-related) effects of proposed contract provisions

    • Deliver information about completed agreements to WeWork partners; publicize agreements in order to achieve greater participation and savings

    • Drive best practices and policies to ensure proper spending and compliance by all WeWork employees

    • Evaluate existing processes as they relate to the sourcing and supply chain discipline regionally, but with a mindset of coordination and inclusion of all design, development and operations disciplines

    • Lead and develop a team of procurement managers throughout their respective region. Acquire and develop the necessary talent to be successful.

    • Analyze and present key procurement data and metrics to Global leadership team, business leadership, identifying areas of opportunity 



 

  • Qualifications

    • B.S. / B.A. degree in Business (or other related degree programs), MBA preferred 

    • 10+ years of Strategic Sourcing experience or procurement consulting experience

    • Demonstrated success of leading cross functional project teams to achieving quantifiable savings by applying sourcing methods. Transformation experience a plus.

    • Experienced in leading a multi-location, multi-territory organisation, providing support in Capex and Opex expenditure with the knowledge to drive change in a global decentralized organization with minimum supervision

    • Champion of best practice processes and tools,  with a commitment to provide quality procurement products & service  

    • Experience with establishing and maintaining strong relationships and leading cross-functional stakeholders across levels without direct reporting lines for successful engagement in strategy and execution

    • Experience analyzing spend data and developing a roadmap for Construction Category Spend management transformation

    • Knowledge of different state/country requirements for Construction delivery methods

    • Strong time management skills with the Ability to manage multiple project teams and prioritize tasks to align with a pipeline of multiple projects and report on costs savings expectations

    • Ability to understand, organize,  communicate and present complex information in an easily understandable format tailored to a variety of audiences

    • Highly adaptable and efficient in a constantly evolving environment

    • High energy, passionate, strategic thinker with a proven track record of driving improvement and implementing strategies, technology, and processes to get results
