JOB OVERVIEW

To establish and manage a mixed asset portfolio management office, execution of asset strategies to increase value appreciation and lead a team of direct reports that governs a framework of financial processes and standards.

DUTIES & RESPONSIBILITIES

Expansion on Investment Project

• Formulate, plan, implement and monitor acquisition, development & divestment strategies
• Source and identify suitable local real estate investment opportunities
• Evaluate and structure real estate deals
• Liaise with government on process and application for use of land/ property
• Conduct financial analyses and feasibility studies entailing cash-flow analysis and yield projections
• Prepare recommendation report to senior management

Execution on Investment Project

• Plan, implement and monitor acquisition, development & divestment strategies and activities
• Lead the negotiation process
• Liaise with different parties to work out how to maximize the profit
• Work alongside with the Property Manager to ensure that the property business plans are executed diligently

Existing Asset Management

• Develop good working relationship with hotel hubs and GMs to analyze, monitor and maximize value of asset
• Monitor budget and expenditure of assets, review capital expenditure plans and long term strategies.
• Analyze current asset performance and development plans and strategies for enhancement
• Plan, implement and monitor turnaround or asset plans for properties requiring major catch-ups

QUALIFICATIONS AND REQUIREMENTS

Required Skills –

• Carry out feasibility studies, produce proposal/reports on acquisition, turnaround, refurbishment of assets.
• Possess vast network and good relations with business owners, government officials.
• Possess good presentation deliveries, negotiation skills and strong critical thinking.
• Ability to identify, resolve, mitigates issues and risks associated with projects.

Qualifications –

• 10+ years of experience in asset/investment management and business development including leadership supervision of a team of asset managers.
• Demonstrated experience in leading large-scale project initiatives to successful completion and implementation.
• Degree in Real Estate, Financial, Investment, Surveying or relevant discipline
• Experienced in working with Real Estate investment firms would be an advantage
• Professional in spoken and written English
