Job Description

We are seeking an experienced and detail-oriented Assistant Maintenance Manager – Rooms to join our team at Constance Belle Mare Plage, Mauritius. In this pivotal role, you will oversee the maintenance and upkeep of our guest rooms and associated facilities, ensuring all systems operate efficiently and safely. You will work collaboratively with the maintenance team to deliver exceptional standards whilst maintaining comprehensive records and adhering to all health and safety regulations. The successful candidate will demonstrate strong organisational skills, technical expertise, and a commitment to proactive maintenance practices.

Duties and Responsibilities:

Responsibilities and duties for this position shall include, but not limited to the following areas and activities. At management discretion, direction may be given for tasks outside the scope of work described.

Rooms Maintenance & Preventive Maintenance

  • Lead and supervise all maintenance activities related to guest rooms, suites, villas, corridors, and related areas.
  • Ensure that guest rooms are maintained in excellent operational and aesthetic condition.
  • Develop, implement, and monitor preventive maintenance programmes for rooms and associated equipment.
  • Conduct regular inspections of guest rooms and identify maintenance requirements, defects, and potential risks.
  • Ensure timely completion of preventive and corrective maintenance works.
  • Monitor the condition and functionality of electrical, plumbing, HVAC, lighting, sanitary fittings, doors, locks, furniture fixtures, and other room-related equipment.
  • Ensure that all rooms are technically ready for sale and occupation within the required standards and timelines.

Guest Room Defect & Complaint Management

  • Monitor and follow up on all room maintenance requests reported by Housekeeping, Front Office, Guest Relations, and guests.
  • Prioritise maintenance requests according to urgency, guest impact, and operational requirements.
  • Ensure breakdowns and defects affecting occupied rooms are addressed promptly.
  • Follow up on recurring room defects and implement corrective actions to prevent repetition.
  • Personally inspect critical or recurring issues and ensure proper resolution.
  • Support the team in handling urgent guest-related maintenance situations, including out-of-hours emergencies when required.

Room Inspection & Quality Standards

  • Conduct regular technical inspections of guest rooms and public areas within the Rooms Division.
  • Work closely with Housekeeping to ensure rooms meet the hotel's quality standards before being released for sale.
  • Participate in room inspections with management and identify areas requiring corrective action.
  • Maintain an updated room defect and maintenance status report.
  • Ensure that maintenance standards are aligned with the expectations of a luxury 5-star hotel.
  • Identify opportunities to improve room functionality, comfort, energy efficiency, and guest experience.

Team Leadership & Supervision

  • Lead, organise, and supervise the Rooms Maintenance team.
  • Allocate daily tasks and manpower according to operational priorities and occupancy levels.
  • Monitor attendance, punctuality, productivity, discipline, and performance of team members.
  • Coach and develop team members to improve technical competencies and service standards.
  • Conduct regular toolbox meetings and communicate priorities, safety requirements, and operational information.
  • Identify training needs and coordinate appropriate technical and service training.
  • Encourage teamwork, accountability, and a proactive maintenance culture.

Coordination with Other Departments

  • Maintain close communication with Housekeeping regarding room status, defects, preventive maintenance, and out-of-order rooms.
  • Coordinate with Front Office and Guest Relations regarding urgent guest-related maintenance requests.
  • Work closely with the Chief Engineer and Engineering team on major repairs, projects, and technical issues.
  • Coordinate with relevant departments during room renovation, refurbishment, and improvement projects.
  • Maintain effective communication with management regarding significant defects, operational risks, and maintenance requirements.

Preventive Maintenance

  • Ensure that preventive maintenance schedules are completed within established deadlines.
  • Monitor the condition and lifespan of room equipment and installations.
  • Recommend replacement, refurbishment, or upgrading of equipment where necessary.
  • Identify recurring failures and recommend long-term technical solutions.
  • Assist in developing annual maintenance and replacement plans for Rooms Division assets.
  • Ensure proper use, storage, and maintenance of tools and equipment.

Safety, Compliance & Risk Management

  • Ensure all maintenance activities comply with hotel safety standards, applicable legislation, and company policies.
  • Ensure safe working practices are consistently followed by the team.
  • Identify and report potential hazards in guest rooms and related areas.
  • Ensure appropriate procedures are followed when working in occupied guest rooms.
  • Maintain strict standards regarding electrical, fire, water, and other technical safety requirements.
  • Support emergency response procedures and participate in relevant drills when required.

Guest Experience

  • Maintain a strong guest-oriented approach in all maintenance activities.
  • Understand that room maintenance directly impacts guest satisfaction and the overall hotel experience.
  • Ensure maintenance interventions in occupied rooms are carried out discreetly, professionally, and with minimum inconvenience to guests.
  • Host and interact with guests when required to understand and resolve room-related technical concerns.
  • Demonstrate professionalism, courtesy, and respect when entering and working in guest rooms.

Administration & Reporting

  • Maintain accurate records of room maintenance requests, breakdowns, preventive maintenance, and repairs.
  • Monitor room maintenance KPIs, response times, completion rates, and recurring defects.
  • Prepare regular reports on room maintenance performance and outstanding works.
  • Monitor out-of-order and out-of-service rooms and ensure timely follow-up.
  • Assist with maintenance budgeting, forecasting, and cost control.
  • Ensure appropriate documentation of maintenance interventions and equipment history.


Qualifications

Qualification:

  • Diploma in Electrical, Building Services, Engineering, Hotel Engineering, or a related technical discipline.
  • Relevant technical or vocational qualifications will be considered.

Experience:

  • A minimum of 3 years of experience in hotel industry.
  • Minimum 2–3 years in a supervisory or managerial position, preferably within a 4- or 5-star hotel or luxury resort.
  • Experience specifically in guestroom maintenance and hotel operations is strongly preferred.
  • Experience in a large luxury resort environment will be an advantage.
  • Strong knowledge of hotel room systems, equipment, fixtures, and building services.

Technical skills:

  • Strong knowledge of electrical, plumbing, HVAC, carpentry, sanitary, and general building maintenance.
  • Good understanding of preventive and corrective maintenance systems.
  • Ability to diagnose technical faults and identify practical solutions.
  • Knowledge of maintenance management systems and digital reporting tools.
  • Good understanding of health, safety, fire prevention, and environmental requirements.
  • Good planning, organisation, and problem-solving skills.
  • Ability to read technical drawings and maintenance documentation.
  • Good knowledge of Microsoft Office applications.
